The Colorado Climate Challenge for Garage Conversions

Northern Colorado's climate makes insulation and HVAC essential for any livable garage space. Fort Collins averages 25 days below freezing annually, and summers regularly hit 95°F+. An uninsulated garage is uninhabitable for 6+ months of the year.

For any conversion intended for regular use, budget for:

  • Wall and ceiling insulation — minimum R-19 walls, R-38 ceiling for comfort in Colorado
  • Mini-split HVAC unit — most efficient solution for a converted garage; provides both heat and cooling
  • Garage door insulation or replacement — if keeping the garage door, insulated panels make a significant difference

Permits: What Requires One in Northern Colorado?

In Fort Collins, Loveland, and Greeley, permits are generally required when:

  • You're converting a garage to conditioned habitable space (bedroom, office, family room)
  • You're building an ADU
  • You're adding electrical circuits beyond minor additions
  • You're adding plumbing
