When Is an Egress Window Required in Colorado?
Under the International Residential Code (IRC), which Colorado and most Northern Colorado municipalities follow, an egress window is required in any basement room used as a bedroom or sleeping room. The purpose is life safety — occupants need a secondary escape route in case of fire.
Key point: if you're finishing a basement with an open family room, gym, home theater, or office — egress is not required by code (though window wells are still recommended for emergency access and natural light). The requirement triggers specifically when you designate a room as a bedroom.
Important Note on "Office" Rooms
Even if you call a room an "office," if it has a closet and is clearly usable as a sleeping room, inspectors in Fort Collins and other Northern Colorado cities may require egress. When in doubt, install it.
Colorado Egress Window Size Requirements (2026)
The IRC requirements in effect for Northern Colorado municipalities:
- Minimum net clear opening area: 5.7 square feet (or 5.0 sq ft for grade-floor openings)
- Minimum clear opening height: 24 inches
- Minimum clear opening width: 20 inches
- Maximum sill height from floor: 44 inches
- Window well (if applicable): Minimum 9 sq ft of clear area, 36 inches wide, 36 inches projection from wall
- Window well cover: Must be openable from inside without a key or tool
Note: "net clear opening" means the actual usable opening when the window is fully open — not the rough opening or glass size. Casement and single-hung windows typically meet egress requirements more easily than sliders.
How Much Does Egress Window Installation Cost in Northern Colorado?
Egress window installation involves cutting through a concrete foundation wall, which requires specialized equipment and careful waterproofing. Typical costs in the Fort Collins, Loveland, and Greeley area:
- Standard egress window installation: $2,500 – $4,500 per window
- With large window well excavation: $3,500 – $5,500
- Premium installations with covers and drainage: $5,000 – $7,000+
This cost is almost always worth it. A basement bedroom without an egress window can't legally be called a bedroom, which affects your home's appraised value and MLS listing square footage.
The Installation Process
